This position monitors, maintains and repairs all mechanical systems and performs preventative maintenance.Job Functions:Every effort has been made to identify the essential functions of this position. The omission of specific statements of duties does not exclude them from the position if the work is similar, related, or is an essential function of the positionJob FunctionsAssume the administrative authority, responsibility, and accountability of supervising maintenance tasks.Document the monitoring process of all mechanical systems as specified in the maintenance log manual.Supervise the day-to-day maintenance functions of assigned personnel.Assist the Executive Director in setting maintenance standards and adhering to standards already set forth.Assist in developing procedures for performing daily maintenance tasks.Assist the Executive Director in standardizing the methods in which work is accomplished.Schedule work assignments, prepare work schedules, etc. Revise as necessary.Coordinate daily maintenance services with nursing services when performing maintenance assignments in resident living and/or recreational areas.Ensure that work schedules are followed as closely as practical.Submit accident/incident reports to the Executive Director on the shift in which they occurred.Perform administrative requirements (i.e., completing necessary forms, reports, etc.) and submit to the Executive Director as necessary.Agree not to disclose assigned user ID code and password for accessing resident/facility information and promptly report suspected or known violations of such disclosure to the Executive Director.Agree not to disclose resident's protected health information and promptly report suspected or known violations of such disclosure to the Executive Director.Report any known or suspected unauthorized attempt to access facility's information system.Assist in the orientation and training of maintenance terpret department policies and procedures to new environmental services personnel.Review job description and duty assignment with new department personnel as directed/necessary.Train assigned personnel in the proper techniques of maintenance services, use of equipment, etc., as directed.Assign personnel to specific tasks in accordance with daily work assignments.Ensure that personnel are performing assigned tasks in accordance with established maintenance procedures.Ensure that personnel follow the manufacturer's guidelines when servicing equipment.Ensure that painting, rework or repairing of facility equipment is accomplished in accordance with established policies.Review and evaluate the work performance of assigned personnel. Make recommendations to the Executive Director.Assist in conducting departmental performance evaluations as necessary and in accordance with the facility's policies and procedures.Counsel/discipline assigned personnel as requested or as necessary. Report such actions to the Executive Director.Ensure that departmental disciplinary action is administered fairly and without regard to race, color, creed, national origin, age, sex, religion, handicap, or marital status.Review complaints/grievances of department personnel and make oral/written recommendations/reports to the Executive Director. Follow facility's established procedures.Meet with assigned personnel monthly to assist in identifying and correcting problem areas and/or improving services.Create and maintain an atmosphere of warmth, personal interest and positive emphasis, as well as a calm environment throughout the facility.Report known or suspected incidents of fraud to the Executive Director.Ensure that departmental computer workstations left unattended are properly logged off or the password protected automatic screen-saver activates within established facility policy guidelines.EducationMust possess, as a minimum, a high school education or its equivalent.ExperienceMust have, as a minimum, two (2) years' experience in a maintenance department in a health-related facility.Current Oklahoma State Boiler LicenseCurrent Oklahoma State Boiler License REQUIRED
