Infrastructure Project Manager/Owners Rep - small and medium sized
projects" manages numerous small to medium-sized upgrade/ equipment
retrofit projects within large enterprise data centers across our
confidential client's portfolio. This job is located in the
Pryor/Tulsa OK area.ESSENTIAL DUTIES AND RESPONSIBILITIESProject
Management & AdministrationManage the upgrades/retrofit
construction project process administration at various data center
locations. Focus is on the ability to manage multiple projects at
one time over multiple locations regionally.Work upfront to
forecast program budget, cash flow and commitment and get approval
on spend working with the CBRE client's Cost Control teamUpdate
quarterly forecast, budget spend status and get management approval
on funding requestsDrive improvement in the upgrade/retrofit
program processes and documentation/ workflow through stakeholders
feedback and/or based on measurement of important metricsData
Center MEP Infrastructure Upgrade/Retrofit Program ManagementA.
Pre-construction / Design / PlanningWork with Contractor(s) /
A&E design team to create and establish the Master Project
Schedule, based on the Critical Path and key milestonesCreate and
establish the Master Project Budget, including soft costs and hard
costsSupport Contractor pre-qualification, bid solicitation, bid
analysis and recommendationsSupport Contract negotiation, typically
in concert with the Client's PM and legal counsel, including
establishment of all GC "business terms" including mark-ups, fees,
insurance, labor rates, escalation, etc.Coordinate Design Team
activitiesEnsure A&E is completing the complete list of City
and/or other Authority approvals process, permitting, etcCoordinate
Constructability review of the project documentsProvide / gather
cost estimates working with subs and other vendors for scope
gaps/changesCoordinate Value Engineering effortProduce Cash flow
projections on a monthly or quarterly basis as requiredB.
ConstructionManage General Contractor and other directly contracted
vendors by working though onsite Construction Management teamManage
Cost / Change Control, including change order review, negotiation,
& recommendations, delay analysis - At program levelCoordinate
Value EngineeringEnsure Budget Management and TrackingSchedule
monitoring, tracking and analysisEnsure document control (track and
coordinate addenda, bulletins, new drawing sets, clarifications,
etc) process is in placeEnsure QA/QC is being followed and report
any issues/gapsEnsure tracking of all key project documents,
including submittals, RFI's, change orders, invoices and payments,
lien releases, etc is being enforcedCoordination and management of
all Owner-direct vendors working with supply chain and
consultantsC. Project Close Out / Fit-UpInitiate close out process
prior to project completion, typically two to three months in
advance with Document Control team, setting timelines and
responsibilitiesEstablish close out documentation requirements.
Ensure receipt of all close out documents until completion,
including warranties, as-builts, O&M manuals, etc.Ensure punch
list, substantial completion and final completion process through
onsite Construction management teamNegotiate, resolve and close out
any outstanding change orders, quality issues or disputesProcess
and track any final invoices, payment applications, retention
payments, etcPrepare and submit final project accounting and
budgetAssist the client in scheduling, coordination and management
of all Owner-direct vendors, consultants.SUPERVISORY
RESPONSIBILITIESManages 3rd party project delivery resources/team
(typically larger more experienced team). Responsible for
identifying training needs, tracking performance, coaching, and

of study. Minimum six years of related experience and/or
training.Prior experience in a supervisory position (direct report

write reports, manuals, speeches and articles using distinctive
